As a first time home buyer or home seller, you have the option of hiring a real estate professional to provide guidance and protect your interests. Simply corresponding with an agent does not automatically mean that person is your buyer or seller agent. There is typically a document outlining the agency, responsibilities of the the agent, and your duties. Below are details on why you should use Monadnock Region real estate agents.

Real Estate Agents Fiduciary

Federal law mandates that agents carry out specific duties to their clients after they enter into an agency relationship.

Confidentiality

Agents must maintain confidentiality of client information. They may not reveal information about your business, finances, or motivations unless asked by you or mandated by a court of law to do so. This duty never expires beyond any closings or contracts.

Caution

Real estate agents have a reasonable amount of knowledge when it comes to real estate topics and on the home buying and selling process, but they are not experts in related fields (such as contract writing). For information outside of their expertise, they must forward you to the proper resources.

Allegiance

Real Estate Agents must maintain the best interests of their clients ahead of any other individuals, including themselves. Compensation, especially in competing offer situations, should not be a factoran influece and would be disloyal. Confidentiality is also a factor of loyalty.

Diligence

Agents must complete tasks and honor requests in a reasonable time frame. This can be imperative when multiple offers are present. It is also important once a home is under contract and must meet certain deadlines.

Disclosure

All real estate agents must disclose all material facts about a property,…often referred to as material facts. The responsibility to disclose also applies to any facts that may affect feelings about a listing or benefit negotiating power.
